It is the task of the technical supervisor to check the submitted part performances every month – or at such intervals as specified in the contract – to make sure that these are satisfactory in terms of both quantity and costs. At project completion the supervisor oversees testing and commissioning, and checks whether the equipments can deliver the expected values. It is also the duty of the technical supervisor to participate in the completion of the project, in the handover-takeover procedure, including reviewing the implementation plan documentation. This includes examining every change, the operating and maintenance manuals.
The tasks of the technical supervisor during warranty period
In the framework of an additional assignment, the technical supervisor often called in for a warranty visit, which usually takes place 2 or 3 years after the occupation of the building. It has the importance that if some hidden defects are identified, the constructor is obliged to fix these. In practice this usually means that the client orders a visit one month before the end of the warranty period. During the visit they examine what problems occurred since the handover, i. e. what has been ruptured, is there anything that doesn’t work as it should, are there any hidden defects that couldn’t be exposed before (i. e. material defect) etc. The supervisor makes a list of the defects, and they call in the constructor accordingly to perform the warranty repairs.
In summary, we can say that the technical supervisors at 3E International review and document the actual construction phase from the handover-takeover of the construction site to the technical handover-takeover, and ensure that everything has been built in correctly and in the right order, in accordance with the optimal usage.
