Investors are increasingly interested in having the construction tasks performed not by general contractors, but by various contractors in each field, handled by a construction management team.
This can be justified in several aspects: often, a portion of the expenses associated with general contractors can be saved, costs are lower, the quality of execution is better, and it allows for deeper monitoring, making the process more controllable.
In case of a problem, intervention can be done more quickly at the appropriate level, and it doesn’t put the entire contract or process at risk, only the specific process within a certain field or professional level that the contractor is responsible for.
In general, it is not possible (or very difficult) to replace or substitute a general contractor.
For example, if a general contractor is struggling with human resource issues, causing delays in the construction, the investor has no means to rectify this. However, if we contract separately with the executing companies, we can switch to another one more quickly (or bring in additional capacity) if it appears that progress is being hindered or quality issues arise. This can save a significant amount of extra costs, but mainly time.
The selection and coordination of multiple contractors, however, require a diverse set of tasks and continuous management. We can assist those clients who consider project security and efficiency as important.
